Vaux Brewery site
This site, covering 10.4 hectares, (26 acres) offers a prominent employment-led mixed-use scheme and the opportunity to reunite the City Centre with the river. The Arc’s proposals comprise in excess of 1000 new homes, up to 47,000 sq m of office space, a premium 150-bed and a 75-bed hotel, up to 2,450 sq m of retail, 4,300 sq m of food and drink and 2,000 sq m of leisure, with a 2,000 space car park and a new public building of approximately 7,000 sq m.
During the period from 2005-2008, it is anticipated that the scheme will continue through the planning process, with a public inquiry before a planning decision from the Secretary of State. The site owners, Tesco, launched a competing planning application for approximately 225,000 sq m of retail space together with approximately 500 residential units in November, 2004. Discussions are ongoing between the founding partners, the ARC and Tescos to establish areas of common agreement. It is anticipated that the public inquiry would look at both competing planning applications together with Deposit No. 2 of the UDP alterations. The result of this planning inquiry will have a critical effect on the future use of this site. At present, it is considered that the ARC project is most closely aligned with planning policy and the Tesco proposals currently conflict with these policies.
